How It Works
On team inspections, we split the workflow to cover more ground in less time without sacrificing depth. Here's how a typical inspection unfolds.
One of us takes a lap around the exterior — a macro look at the property, locating utilities, shutoffs, and anything we want to come back to. The other heads inside to turn on lights and fans throughout the home so every fixture is running and ready to evaluate.
One inspector starts in the kitchen with the built-in appliances, then moves through the interior HVAC systems and every accessible interior space — bedrooms, bathrooms, living areas, attics, and crawlspaces. The other takes the exterior in detail: wall assembly, outdoor HVAC, roof assembly, and finishes in the garage.
Throughout the inspection, we use thermal imaging cameras and moisture meters to catch issues a visual inspection alone can miss — hidden leaks, insulation gaps, and moisture intrusion behind walls and under floors. Drones cover roofs we can't safely walk, and crawlbots get us into tight crawlspaces.
When we're done, we walk you through the major findings in person. You'll understand what's significant, what's routine, and what you should budget for — before you ever open the report. This is your chance to ask questions and get straight answers.

Before We Arrive
To complete a thorough inspection, we need to reach every part of the home. Sellers and listing agents should ensure the following are unlocked, turned on, and accessible on inspection day.
Must be accessible and unlocked. We open and remove the panel cover and inspect all breakers and wiring.
Scuttle holes and pull-down stairs must be clear and unobstructed. We need enough clearance to enter.
Unlocked and accessible with personal items moved. We try to avoid moving occupant items.
Furnaces, air handlers, and heat pumps must be accessible. Filters should be visible.
Must be accessible and the area around it clear.
Gas, water, and electricity must all be active. We cannot inspect systems that are turned off or winterized.
All detached structures and garages must be unlocked and accessible on the day of inspection.
Please ensure cabinet interiors are clear enough to inspect plumbing supply and drain lines.
